My fee is calculated solely on the gap between the seller's asking price and the price signed at the notary. It falls due on completion, never before.

The brackets stack: on €30,000 of savings you pay €1,500 on the first bracket, 15% on the second and 20% on the remainder. That is €4,750.
Nothing before signing
No file fee, no deposit. The fee is settled on completion day and can be written into the deed by the notary.
A floor, not a trap
The €1,500 flat fee on small savings lets me take small cases seriously rather than turn them down.
Your target price frames everything
It is set in the mandate. I do not push the negotiation beyond it at the risk of losing you the purchase.
