Questions
What I get asked
What if you obtain no reduction?
You owe me nothing. No file fee, no upfront package. That is the principle: I am paid only on a gain you would not have had without me.
What amount is your fee calculated on?
On the gap between the listing price, recorded and dated when the mandate is signed, and the price in the notarial deed.
When do I pay?
On completion day, never before. French law governing property professionals forbids it, and your notary can write the fee into the deed.
Will the seller agree to deal with me through you?
Yes, because I cost him nothing and take no mandate on his property. I arrive with a serious buyer, verified financing and a prepared file. For someone who has been selling alone for months, that is good news.
Might you push so hard the sale falls through?
No. We set a target price together in the mandate. Beyond it, I do not push. You are not here to win a negotiation, you are here to buy this house at the right price.
My property is not in your region — is that a problem?
No, I work across France. The negotiation is conducted remotely, and the analysis draws on local market data: price per square metre, recent comparable sales, time on the market, how the listing price has moved.
I already have a mortgage broker — is this duplication?
On the contrary. He negotiates the rate, I negotiate the price. A lower purchase price also directly strengthens your financing file.
The property is with an agency — can you step in?
No. The agency holds the seller's mandate and defends its commission. I work on private sales, where nobody is negotiating professionally against you.
How long does a negotiation take?
The analysis reaches you within 48 hours. The negotiation itself usually plays out within a few days, sometimes in two or three exchanges with the seller.
